The numbers released by the Centro Studi di Italianwaya leading operator on the Italian short-term rental market, which in the first 5 months of the year collected bookings for a value of 29M compared to 20.3M in the whole of 2021.

Reservations are flying just a few days after the start of the summer, which marks the return to “normality” after the pandemic. The latest report released by Study Center Italianwaythe proptech founded by Davide Scarantino and led by Marco Celani, photographer numbers and trends of the first five months of 2022 that suggest that 2022 could be the best year ever.

Proptech declares that from January 1st to May 31st 2022 it collected bookings worth 29M, quintupling the number of bookings, with 81 thousand nights booked in the first five months of 2022 against 27 thousand in the past one.

Thanks to the relaxation of restrictions, the perception of a positive management of the pandemic and the fortunately minimal negative impact of international turbulence on tourist movements – explains theTO Marco Celani which since 2016 has led the company that arrived on June 15 to offer through the italianway.house portal a total of 900 thousand bookable nights for the quarter June-July-August 2022 we have already sold more summer nights, about 72 thousand, compared to the final balance of 71 thousand in the same quarter 2021“.

“The apartment tourism trend is certainly well establishedis the analysis of Celani – and travelers are increasingly attentive to the quality of the product and services offered by professional property management. As Italianway we are increasingly competitive both for the record number of destinations that have entered our Network thanks to local partners, and for a product offer capable of intercepting the wishes of families, globetrotters, digital nomads, holiday workers and business travelers: on our portal you can book period residences in the historic centers of villages and cities of art, villas with swimming pools in the countryside or overlooking the sea, mountain chalets, trulli and dammusi . Even the rates, which have returned to pre-Covid levels, tell us that the market is in great recovery, with growth, in the first 5 months of 2022, of over 60% compared to the same period of 2021: from € 75 per night to 120 € approx“.

The return of international travelers (from 114 countries) – identikit
The analysis of the reservations carried out by the proptech Study Center captures the long-awaited return of foreign tourists coming from ben 114 countries different.
The percentage of travelers inevitably shrinks Italians who from 52% last year passes to the current one 34%.
The presence of German travelers is always strong (from 12% in 2021 to 7.5% in 2022)
and French (from 9.5% in 2022 to 7.2% in 2022). The lower incidence of European travelers is in fact due to long range shooting: Americans first of all (6.9%) but also Chinese (4.2%), returned to stay in art City how Rome, Florence, Venice and Naples and in iconic places such as the lakes of Como and Garda and the Amalfi Coast.

The British and the Poles also did well (for the latter it is a new trend with a peak of 2.1%), while Russians and a part of the Asian world are completely missing.

The average age of international travelers is 40 years old, which drops for Spaniards and English to 37 and 38 and rises for Americans to over 42. Those arriving from afar prefer well-known destinations and cities unlike Europeans, especially from the North, who favor more rural destinations. In choosing the type of accommodation Americans prefer luxury, especially in cities of art, while Swiss (4.2%), Dutch (2.7% of customers) or Spaniards (3.3%) prefer extra-urban destinations, nature and more rustic furnishings

Among the new trends recorded by the Italianway study also the normalization of the timing with which reservations are made: if the pandemic had altered the booking window by imposing reservations last minute if not indeed last secondthe newfound optimism and the concrete perception of a closer return to normality determine the lengthening of the booking window.

Travelers book in average 48 days before arrivingwith dynamics that vary according to nationality (Italians on average 15 days earlier, Americans 38, Germans 31, French 28) and the destination or reason for the stay, with the cities that are booked earlier if for vacation, under date for work and the sea always a little in advance, also to find the availability of planes and ferries. At the same time, observes CEO Celani, “while in 2021 we recorded a very high number of cancellations with peaks of 50%this year we have returned to just above pre-pandemic normality with a cancellation rate of just over 15%“.
